In the picture above I am receiving an award from Max Pigman Vice President of Realtor.com for utilizing there marketing and resources. In todays market you want to make sure your home is being advertised properly. Realtor.com gets 6 million unique visitors per month and with the enhanced version I have I can track how many people view your home online and email you the results.

There are many different methods people will try to sell there home, but the only two that make a difference is price and condition. I have put together a listing presentation that covers the whole selling process. There is a checklist that you can print out and help you go through your home to make sure it is in tip top shape.

I also included a purchase agreement that will help you understand all the different elements of a contract and what you need to look for. You never want to enter into a contract without getting a pre-approved letter from the buyer. This shows some committment from them, and that they are serious and have started the process.

This is a buyer's market and they have a lot to choose from. You really need to define your goals of why you are selling and what time frame you want to have your home sold. If you don't price your home right from the start, it usually ends up costing you more in the long run.

If you can't get the price you want, then try to get the terms. What I mean by this is negotiating the repair limit, good faith deposit, closing date, and title insurance. In today's market most buyers will ask for the seller to pay the title insurance and to fix any repairs. It's customary for the seller to pay title if you live in Bradenton and for the buyer if you live in Sarasota.

What happens when you do get an offer and both parties sign the contract? This is called an executed contract, and you put the date in where it says effective date, that is when the last party signed the contract and all dates start from then.

There are different types of contracts and the language in them are different, so you have to make sure read everything to make sure you are protecting yourself. Lets say you didn't want to make any repairs to the home and you were selling it "AS IS WITH THE RIGHT TO INSPECT", then you would use the AS IS contract.
