If you want to take advantage of the $8,000 Tax Credit you have to close on your knew home by November 30, 2009, and you must live in the home for 3 years. If you have not owned a home in the last 3 years, then you would be considered a first time home buyer.

With the amount of bank owned homes, and short sales in the Bradenton, Sarasota area, this is a great opportunity to buy a home probably for around the same or maybe a little bit more than what you are paying for in rent.

You can use the link below to run some different senarios to see what your monthly mortgage payments would be over 30 years. This payment does not include taxes, or insurance, so make sure you remember to estimate for that.
